Bengaluru Development Authority seems to have struck the right chord with home buyers. Its special flat fair held at Kaniminike and Hunnigere housing projects received an impressive response, transforming a simple showcase into a busy on-spot booking drive.

By the end of the two-day event, 25 flats and 25 premium villas had already found buyers, with allotment letters being handed over to those who had paid the initial deposit on the spot. Kaniminike and Hunnigere complexes are among the most talked about upcoming residential offerings of the BDA.

These projects, spread across the well-connected southern and western parts of Bengaluru, were opened for public inspection last weekend. According to officials, the crowd quickly started arriving as interested families, investors and first-time buyers toured sample homes, interacted with engineers, and compared unit sizes and pricing.

More than 300 people participated in the fair over two days, with BDA officials saying the crowd was more than expected. Many arrived specifically to understand whether government-developed housing could provide better long-term value than the rising rates of private sector apartments. The appeal added the option to inspect villas and flats in person, without prior appointment.

One of the main attractions was the simplified booking process. A unit can be reserved immediately by paying an initial deposit of Rs 1 lakh. Allotment letters were immediately issued to buyers who paid the remaining portion of the deposit within seven days.

Officials said this reduced uncertainty for many potential buyers, who usually face long waiting periods in government projects. Final documentation and payment formalities will be completed in the coming weeks as per standard BDA procedures.

To keep the fair visitor-friendly, the BDA arranged for shuttle vehicles, drinking water counters and a small play area for children, keeping families busy assessing the options. Representatives from Canara Bank, Axis Bank and HDFC Bank were present on both days, and provided spot guidance on home loan eligibility, EMI calculations and document requirements. For many buyers, the ability to quickly clarify banking questions made the decision easier.

The wide range in pricing created opportunities for a variety of buyers. The premium segment gravitated towards the larger Hannigare villas, while mid-segment families explored Kanminike’s comparatively accessible 3 BHK units.

Many visitors were first-time home buyers who preferred BDA-developed properties for the assurance of clear ownership and regulated pricing, especially at a time when the cost of private apartments in the city is rising rapidly.

With such a strong response to the fair, BDA officials are now considering similar exhibitions at other upcoming project sites. He said on-site fairs help citizens make informed decisions more confidently than brochures or online portals alone.

For Bengaluru’s growing population of young professionals, retirees and families looking to relocate closer to the city limits, these events also provide a rare chance to view homes before they are completely sold out.
