Karnataka Housing Board is going ahead with the allotment of 332 residential plots in Rajapura Layout, developed under the Suryanagar project in Bengaluru Urban district. As part of this allotment, the Board has announced a major concession for the economically weaker section, offering plots at 50% reduced rates. The move aims to increase access to plotted housing for low-income households, while continuing to ensure allocation for other income groups as well.

Rajapura Layout comes under Suryanagar Phase 2, located within the limits of Anekal Taluk. The Housing Board has developed Suryanagar as a multi-phase residential project, offering both plots and apartments of various sizes and configurations.

Suryanagar Project and Housing Options

Suryanagar project has been developed in several phases in Anekal taluk. Apart from plotted layouts, Karnataka Housing Board has also constructed apartment complexes with modern amenities. Projects like Surya Divine and Surya Shine in Suryanagar Phase 1, along with Surya Nisarga Valley in Phase 4, offer flats in different sizes to cater to different income groups.

Along with these apartment projects, the Board has continuously developed plotted layouts to meet the individual housing demand. The current allotment is exclusively focused on plots in Rajapura Layout of Phase 2.

Rajapura Layout and Plot Size Details

Rajapura Layout in Suryanagar Phase 2 is developed over an area of ​​approximately 176 acres. The entire layout comprises approximately 1,100 plots of various dimensions. These include plots of 30×40 feet, 30×50 feet and 40×60 feet.

While the housing board had initially planned to allot these plots in 2019, the process was delayed due to legal issues. After resolving these complexities, the board allotted 768 plots in the first phase last year. The current move includes the remaining 332 plots, completing the allotment process for this phase.

Allocation based on income categories

The remaining 332 plots have been earmarked for allotment under various income categories, including economically weaker section, lower income group, middle income group, higher income group and upper grade category. Among these, the lower income group has been given the highest priority in the current allocation.

The Housing Board has clarified that as per Rule 9 of the Karnataka Housing Board Allotment Regulations, 1983, the plots will be allotted strictly through the e-lottery system. Even irregularly shaped plots will be included in the e-lottery process. The allotment will be made on outright sale basis, for which the successful applicants will have to make full lump sum payment.

Applicants are also informed that the registration fee paid during the application process will not be refunded under any circumstances.

Income proof mandatory for EWS applicants

Since the plots are being offered at 50% concession under the Economically Weaker Section category, applicants will have to submit valid income proof. Annual family income should not exceed Rs 2 lakh for urban applicants, while it should not exceed Rs 1.20 lakh for rural applicants.

Applicants must obtain an income certificate from the Tehsildar confirming their latest annual income and upload the document online during the application process. Without valid income certification, applications will not be considered under EWS category.

Application process and last date

Housing Board has invited fresh applications from the public through online mode. Interested applicants are required to submit their application through e-payment only with prescribed initial deposit amount. According to officials, the application form will have to be completed and submitted online before December 31.

A Housing Board official said the online application process has been designed to ensure transparency and ease of access, allowing applicants to pay deposits and upload documents digitally.
